• What are brownfields?Brownfields are real property where expansion, redevelopment, or reuse may be complicated by the presence - or potential presence - of a hazardous substance, pollutant, or contaminant.
• Are brownfields contaminated?Not all brownfield sites are contaminated. A site is considered a "brownfield" because of uncertain environmental conditions at the property which inhibit purchase, reuse, or redevelopment.
• What are examples of brownfield sites?A "brownfield site" can be former gas stations, convenience stores, factories, dry cleaners, shooting ranges, homes, farms, equipment yards, junk yards, paint stores, and so on.
  
  They may, or may not, be contaminated. Soil and/or water testing would help to determine if they were impacted by a hazardous substance, pollutant or contaminant.
• What is brownfield redevelopment? Redevelopment often includes one or more of the following activities before a property transaction:
  • Phase I and Phase II Environmental Site Assessments
  • Baseline Environmental Site Assessments
  • Due Care Plans
  • Asbestos and Hazardous Material Surveys
• Why assess brownfields?Brownfield redevelopment assessment activities help to remove uncertainty and place previously used properties on a competitive basis with green field sites - preserving the natural beauty and rich heritage that makes Leelanau County a wonderful place to live, work and raise a family.
